Rancho Sienna in Leander, Texas, Williamson County
Per the Austin Business Journal, construction is underway on the first 167 lots of the new 610 acre Rancho Sienna residential development in East Leander, Texas off northbound Parmer Lane (aka Ronald Reagan Boulevard) just north of the South San Gabriel River. Gun and Whittington Development is the developer of Rancho Sienna. ABJ reports say that homes in Rancho Sienna will range from the $200,000. to $400,000. range. A total of 1,455 lots are on the preliminary plat and buildout is expected to take 5 years. Planned infrastructure includes a "smart" fiber optic cable system, underground PEC electric utilities; Liberty Hill schools, LCRA provided sewer, operated by Brazos but billed through Chisolm; Chisolm Trail water probably paid under Williamson County MUD #12, community wide propane. The subdivision will eventually be accessed from Highway 29 as well as currently from Parmer Lane (Ronald Reagan Blvd.) and County Road 268 on the north side. Parmer Lane now extends from 3405 in Georgetown, Texas all the way to Manor, Texas.
Wilshire Homes was reported to have had plans to build new homes in Rancho Sienna. However, a Wilshire rep. has told me that Wilshire has no plans to be in there at this time. Per a developer rep., as of January 22nd, 2010 the Rancho Sienna developer is in final private negotiations and pretty close to final contract with a builder yet to be named. We were told that we would see something going up in Spring of 2010- maybe by March. Well now it is August 31st, 2010 and I am just now told the builder contracts for Sections 1 and 2 have been awarded to Ryland Homes and D.R. Horton. The rep. reports the Rancho Sienna size is 540 acres with about 1400 lots in the preliminary plan. There will be six phases and 19 sections. The first two sections one and two are in Phase one. Lots will be 60' and 70'. All utilities including electrical sevice, cable, internet and telephone are underground.
Rancho Sienna Setting and Terrain
Rancho Sienna sits high up on a hilltop above the new Ronald Reagan Boulevard so there are some great Texas Hill Country views that go on for miles and miles. There are beautiful ponds along a stream reported to be fed by a natural spring interspersed with native stone, boulders, native plants and trees and other beautiful features of the wonderful Central Texas Hill Country terrain. Only Texas whitetail deer, whitewing doves, waterfowl and other native Texas wildlife species make Rancho Sienna their home at present. Everytime I visit Rancho Sienna I scare off deer, waterfowl and coveys of whitewing doves!
Rancho Sienna Streets and Infrastructure
Many Rancho Sienna streets are in place now, paved and guttered. Street names are of a Mediterranean or Tuscan nature like South and North Tuscany Drive, San Matteo St., San Miniato St., Cortona Ln., Cortona Cove, Arrezo Ln, Amiata Cove, Grosseto Lane, Florenz Lane and Via De Sienna Boulevard which is the Boulevard into Rancho Sienna from Parmer Lane (Ronald Reagan Blvd.). Fire hydrants, cable, utility service lines, etc. are in place.
