Rosedale or Rosedale Estates is a popular north Central Austin neighborhood near 45th, MoPac and Burnet. The actual borders are Shoal Creek on the west side, Lamar Boulevard is the east border, 38th street on the south side with Hancock Drive and North Loop to the north. Many homes are smaller bungalow type homes with hardwood floors and other vintage charm features that were built in the 1930's and into the 1940's and 1950's. There is some new construction in the area. David Weekley Homes has 2 new Craftsman Style homes going up on Bellvue Avenue. Halton Custom Homes also has a new construction home on this street. Some old homes may have the popular mock fireplaces of vintage homes of those years. An entry level home may cost aroud $250,000. going up to about $750,000. for larger, new construction. I grew up going to my Aunt Viva Lee's on Maybelle and will always fondly remember that home and the Rosedale area. She was part of my family that settled here in the Austin area in the 1970's.
