ICF's Insulated Concrete Forms
The new Austin Java and IBC Bank building at 183 & Crystal Falls was constructed using ICF's- Insulated Concrete Forms, a very energy efficient building construction method. The Austin Java/IBC Bank building is built of GREEN ICF construction.
On Crystal Falls Parkway, just west of Hwy. 183 & east of Bagdad are some very green commercial buildings developed by Gary Greenblum of Greenblum Investment Co. called The Oaks on Crystal Falls. Foam insulation, stained concrete floors, indigenous plants, low level exterior lighting & other features are what make this project green.
Also available, just south of Crystal Falls on Hwy. 183 is another green project- Joseph Greene's Reunion Square at 1815 S. Hwy. 183. Made using the Ladder Block construction sytem, the building was composed of fly ash impregnated concrete and includes a guttered metal roof with huge silo looking rainwater collection cisterns.
The Leander Transit Oriented Develpment is a mixed use project designed to be walkable, pedestrian oriented & higher density to help prevent urban sprawl & be sustainable. Centered around the Capital Metro Park & Ride bus system and the new MetroRail commuter train line, the Leander TOD's aim is to reduce reliance on automobiles by encouraging walking, bicycling & mass transit use. TODs make for a better quality of life as well as bettering the environment. Parking is FREE at the Leander Park & Ride parking lot. Taking the train from Leander to downtown Austin will be $1.50 each way.
I have recently sold 2 Leander homes with many GREEN features. Both happen to have been in the Apple Springs neighborhood off 2243 (Nameless Rd.) in western Leander, Travis County. One home was a Peter Pfeiffer designed insulated concrete form constructed home with a 30,000 + gallon rainwater collection sytem. It had been featured on HGTV as a special Earth Week presentation. Another featured low or no VOC construction methods, recycled blue jean insulation, a whole house HEPA air filtration system, a whole house dehumidifier and a 17,000 gallon rainwater collection system. Neither home relied on City or well water at all- ONLY rainwater collection for watering any landscaping, washing clothes, bathing, cooking and drinking.
